Understanding the 'Prior Approval' Process
Planning a significant extension to the back of your home? You might encounter something called the 'prior approval' process. This is a special procedure specifically designed for certain larger single-storey rear extensions.
So, what exactly counts as a 'larger' extension under these rules? It refers to any single-storey addition that extends beyond the rear wall of your 'original house' by a specific distance. Your 'original house' is defined as the dwelling as it stood when it was first built, or as it was on 1 July 1948, if it was built before that date.
If your home is detached, this applies when your extension stretches more than four metres but no more than eight metres from the original rear wall.
For all other types of houses (like semi-detached or terraced homes), this process kicks in if your extension extends more than three metres but not beyond six metres from the original rear wall.
If your proposed extension fits these dimensions, you must submit an application to your local council's planning department. Once you've applied, your council will inform your adjoining neighbours about your plans. Should your neighbours raise any concerns or formal objections, the local council is then required to evaluate how your proposal might affect the 'amenity' of all nearby properties – essentially, considering the impact on their living conditions, privacy, and general enjoyment of their homes. After this assessment, they will make a decision on whether your project can go ahead.
